Choice Hotels International announced the opening of four new Sleep Inn hotels built under its Scenic Dreams prototype. The properties are located in Ashland City, Tennessee (opened September 2025), Middletown, Pennsylvania (opened March 2026), Henderson, Nevada (opened mid‑April 2026), and Savannah, Tennessee (opened mid‑April 2026). The announcement on April 13, 2026 marked the first group of Scenic Dreams hotels to enter service.

The Scenic Dreams design emphasizes nature‑inspired aesthetics, featuring regionally themed murals, expansive windows that flood rooms with natural light, and wellness‑focused amenities. Each hotel includes a fitness center and complimentary access to the BetterSleep app, reinforcing the brand’s commitment to guest well‑being and a restorative stay experience.

Early performance data from the new properties shows a RevPAR premium of +1.71 compared to comparable Sleep Inn hotels, and a 2025 LTR average of 8.36—an increase of 0.25 points year‑over‑year. The premium reflects higher occupancy and willingness to pay for the refreshed design, while the LTR lift indicates stronger guest satisfaction driven by the calming, thoughtfully designed spaces and innovative sleep solutions.

"At the heart of Scenic Dreams is a simple idea: helping guests truly rest and reset. These new Sleep Inn hotels bring together calming, thoughtfully designed spaces and innovative sleep solutions—while also offering a smart, efficient prototype that's designed to perform for owners—delivering a refreshed stay experience that feels intentional, modern, and grounded in wellbeing," said Mallory Enos, Head of Midscale Brand Strategy & Management. The prototype is engineered for owner economics, with simplified construction and lower long‑term operating costs, and Choice Hotels currently has more than 40 Scenic Dreams hotels in the development pipeline.

The launch aligns with Choice Hotels’ broader strategy of asset‑light expansion and brand revitalization. By introducing a differentiated, wellness‑centric design, the company aims to capture a growing segment of travelers seeking restorative environments, thereby driving higher RevPAR and guest satisfaction. The new properties also support the company’s goal of increasing hotel openings while maintaining strong financial performance, as evidenced by record adjusted EBITDA in 2025.

The Scenic Dreams rollout positions Choice Hotels to strengthen its midscale portfolio, enhance owner value, and sustain revenue growth in a competitive market. With a robust pipeline and proven performance metrics, the brand is poised to expand its footprint and reinforce its reputation for modern, guest‑centric hospitality.
