Federal Realty Investment Trust completed the purchase of the Congressional North Shopping Center in Montgomery County, Maryland, for $72.3 million. The 13‑acre property sits next to the company’s existing Congressional Plaza and offers 176,000 sq ft of retail space anchored by Aldi, RH Outlet, Petco and Staples.

The acquisition strengthens Federal Realty’s position along the Rockville Pike corridor, a high‑density, affluent submarket that already hosts several of the company’s flagship assets. By owning both Congressional North and Congressional Plaza, the REIT now controls the key retail nodes from Bethesda through Rockville, giving it greater flexibility to curate tenancy and merchandising across the corridor.

Federal Realty’s recent financial performance underscores the strategic fit of the deal. In Q4 2025 the company reported net income of $1.48 per diluted share, up from $0.75 in Q4 2024, while full‑year 2025 net income rose to $4.68 per diluted share from $3.42 in 2024. Management guided 2026 Core FFO to $7.42–$7.52 per share, reflecting confidence in continued portfolio growth and cash‑flow generation.

Don Wood, President and CEO, said, "This is a highly strategic addition for us. With this acquisition, we now control the key retail nodes along Rockville Pike from Bethesda through Rockville, giving us greater flexibility to curate tenancy and merchandising across the corridor." The move aligns with Federal Realty’s broader strategy of acquiring high‑quality, experience‑driven assets in prime locations and reinforces its mixed‑use moat.

The Congressional North Shopping Center, built in 1997 and formerly owned by Cohen Siegel Investors, adds a grocery‑anchored center to a portfolio that already includes several high‑profile properties in the region. The transaction is expected to enhance the company’s income profile and support its long‑term growth strategy by providing additional revenue and leasing opportunities in a market with strong economic fundamentals.
