Peachtree Group confirmed that the U.S. Citizenship and Immigration Services granted the I‑956F approval for a 116‑room Homewood Suites by Hilton hotel in Sugar Mountain, North Carolina, clearing a key regulatory hurdle for the project and allowing construction to proceed.

The project is financed with a $28 million senior secured construction loan originated by Peachtree Group. Construction is slated to begin in the third quarter of 2026, with an expected opening in the second quarter of 2027.

The approval is part of the EB‑5 Immigrant Investor Program. The Sugar Mountain site qualifies as both a Rural and High Unemployment Targeted Employment Area, allowing investors to contribute as little as $800,000 and creating an estimated 538 jobs that qualify for EB‑5 status.

For Hilton, the new Homewood Suites expands the brand’s presence in a four‑season destination that draws ski, park, and university visitors. The asset‑light franchise model lets Hilton grow its distribution network and loyalty program reach without the capital outlay of owning the property.

Adam Greene, EVP of EB‑5 at Peachtree Group, said, "We are pleased that USCIS gave the project a fast approval in under four months." The approval gives Peachtree Group and its investors confidence that the project is on track and that the EB‑5 capital can be raised to fund construction.

The project’s development timeline and financing structure illustrate how Peachtree Group’s EB‑5 platform supports both developers and investors, providing a secured senior loan that reduces risk and accelerates funding.
