KB Home opened two new built‑to‑order communities—Deerfield and Fairview—within the Creekstone master plan in Winchester, California, on March 4, 2026. The communities feature two‑story homes with up to five bedrooms and three bathrooms, and include a pool, spa and picnic area. Prices start in the mid‑$400,000s and all homes are ENERGY STAR certified, underscoring the company’s focus on energy‑efficient construction.

The openings are part of KB Home’s broader strategy to shift back toward higher‑margin built‑to‑order (BTO) homes, a model that has grown to represent 70 % of the company’s deliveries from 57 % in Q4 2025. By selling homes before construction begins, the company reduces inventory costs and can offer higher‑margin upgrades, helping to offset margin compression that has been driven by rising construction costs, increased homebuyer concessions and higher land costs.

The new communities come as KB Home reports a challenging housing market. In Q4 2025 the company posted revenue of $1.69 billion, down from $2.00 billion in Q4 2024, and net income of $101.5 million versus $190.6 million a year earlier. The housing gross profit margin fell to 17.0 % from 20.9 % in the prior year, and the overall margin contracted to 20.2 % in Q1 2025 from 21.5 % a year earlier. These figures illustrate the pressure on profitability that the BTO strategy seeks to mitigate.

"We closed our 2025 fiscal year on a positive note, meeting or exceeding nearly all our fourth‑quarter financial targets," said Chairman and CEO Jeffrey Mezger in the Q4 2025 earnings release. "Although housing market conditions remained challenging due to lower consumer confidence, affordability concerns and elevated mortgage interest rates, we were pleased to help nearly 13,000 individuals and families achieve the dream of homeownership during the year, while maintaining our industry‑leading customer satisfaction ratings." The company’s new communities reinforce that focus on customer experience and value.

In addition, President of the Inland Empire division Erick Montano highlighted the appeal of the new sites: "We are pleased to offer Southern California homebuyers two new communities within a desirable Winchester master plan. Homeowners will appreciate Deerfield and Fairview at Creekstone’s planned on‑site amenities, which include a pool, spa and picnic area." COO Rob McGibney added that the superior margins from BTO homes "will allow us to realize greater value from our communities," underscoring the financial rationale behind the expansion.

The openings also coincide with a leadership transition: Robert McGibney will assume the role of President and CEO on March 1, 2026, succeeding Jeffrey Mezger. The new communities, combined with the company’s BTO focus and energy‑efficient construction, position KB Home to navigate the soft market while pursuing higher‑margin growth.
