Lennar Corp. announced that it will open more than 40 new communities across Delaware, Pennsylvania, New Jersey, Virginia, West Virginia, and Maryland in 2026, adding roughly 3,900 new homes to its portfolio.

The move is part of the company’s strategy to strengthen its footprint in the Northeast, a region characterized by tight inventory and strong demand for affordable housing. By adding new communities, Lennar aims to capture market share and support local economies while continuing its volume‑first approach.

The expansion comes after Lennar reported a decline in Q1 2026 revenue and net earnings, driven by high mortgage rates and constrained affordability. In that quarter, revenue fell to $6.6 billion from $7.6 billion a year earlier, and net earnings dropped to $229 million from $520 million. The company’s gross margin on home sales contracted to 15.2% from 18.7% due to lower revenue per square foot and higher land costs, although cost‑saving initiatives helped offset some pressure.

Management emphasized that Lennar remains focused on executing its operating strategy to maintain production and support housing supply while driving structural improvements. The company’s leadership signals confidence that the volume‑first model will continue to deliver homes at lower prices, even as margins compress in a high‑rate environment.

For Q2 2026, Lennar expects new orders of 21,000–22,000 homes and deliveries of 20,000–21,000 homes, with a projected gross margin of 15.5%–16.0%. The guidance reflects the company’s belief that it can sustain volume growth in the Northeast despite ongoing headwinds, while maintaining disciplined cost management.

The announcement underscores Lennar’s commitment to growth in high‑potential markets and signals confidence in its ability to deliver new homes amid broader industry challenges. The expansion is expected to strengthen the company’s market position and support long‑term revenue growth in a region with persistent demand for affordable housing.
