Marriott International announced that it has signed an agreement with Kemmons Wilson Hospitality Partners to bring The Resort at Kapalua Bay, a 25‑acre, 146‑room luxury oceanfront resort on Maui, into its St. Regis Hotels & Resorts portfolio.

Under the agreement, Marriott will assume management of the resort on March 14, 2026, while a comprehensive renovation is underway. The property is slated to join the St. Regis brand in 2027, adding a high‑margin asset to Marriott’s already sizable Hawaiian footprint of roughly 30 properties.

The acquisition strengthens Marriott’s luxury portfolio in a key leisure market and aligns with its asset‑light strategy, which focuses on management and franchise fees rather than ownership. By adding a premium resort in Kapalua Bay, Marriott positions itself to capture the resilient demand for high‑end leisure travel in Hawaii, a market that has shown strong RevPAR growth in recent quarters.

Marriott’s recent financial results underscore the strategic fit of the deal. In Q4 2025, the company reported adjusted diluted EPS of $2.58, narrowly missing consensus estimates, and revenue of $6.69 billion, slightly above expectations. For 2026, Marriott projected worldwide RevPAR growth of 1.5‑2.5 % and net rooms growth of 4.5‑5 %, with adjusted EBITDA growth guidance of 8‑10 % and a diluted EPS outlook of $11.32‑$11.57. The Kapalua Bay acquisition is expected to contribute to the luxury segment’s outperformance, which has driven a significant portion of the company’s RevPAR gains in international markets.

Kemmons Wilson Hospitality Partners, founded by the third generation of the Kemmons Wilson family that created the Holiday Inn chain, has a track record of investing in high‑quality, income‑generating hospitality assets. Their partnership with Marriott brings a seasoned investment manager’s expertise to the project, while Marriott’s global brand and operational platform will accelerate the resort’s market positioning.
