Walker & Dunlop’s Capital Markets team announced on February 10, 2026 that it has arranged a $371.5 million debt package for the 28‑story Nashville EDITION Hotel & Residences in the city’s Gulch neighborhood. Madison Realty Capital and KSL Capital Partners supplied the loan, while Walker & Dunlop’s Capital Markets and Hospitality teams—led by senior managing director Keith Kurland—structured the deal for developer Tidal Real Estate Partners.

The financing backs a luxury hotel and residential tower that will feature 261 hotel rooms and 84 high‑end residences, along with extensive amenity space. Project officials say the hotel is slated to open in the second half of 2027, positioning it to capture the growing demand for upscale hospitality and mixed‑use living in downtown Nashville.

Walker & Dunlop has built a reputation in the hospitality sector, having arranged financing for several high‑profile hotel projects in the past two years, including the $200 million loan for the new Marriott‑Branded hotel in Atlanta and a $150 million bridge loan for a boutique hotel in Chicago. The Nashville deal adds to a portfolio that demonstrates the firm’s ability to deliver large, complex financing packages for premium developments.

Tidal Real Estate Partners, the developer, has a track record of successful projects in the Gulch, including the 12‑story residential tower completed in 2023 and the mixed‑use development that opened in 2022. Their experience in the area and partnership with the EDITION brand underscores the project’s design‑focused, culture‑centric approach to luxury hospitality.

The deal reflects confidence in Nashville’s continued real‑estate growth, driven by a surge in business travel and a robust local economy. Analysts note that the city’s high‑end hotel market is expanding at a faster pace than the broader hospitality sector, and the financing signals that institutional lenders remain comfortable with large, premium projects in the region.

"Downtown Nashville has evolved into a premier high‑rise residential and luxury hospitality market, driven by sustained demand from both residents and travelers," said Keith Kurland. "We are honored to work alongside the iconic EDITION brand and Tidal to help this property fill a clear gap in the market. The Nashville EDITION will redefine luxury comfort through intentional, design‑led hospitality, delivering an inspired hotel concept that elevates both the guest experience and residential living."
